Rutherford County, TN - Property values in Rutherford County are on the rise, and for Property Assessor Rob Mitchell, the numbers confirm what locals have known for years: this is a county on the move.
Assessment Shows Growth - According to Mitchell’s office, the year-over-year property assessment report shows more than $2.6 billion in growth in appraised values and over $422 million in assessed value increases from July 2024 to July 2025. Mitchell says this jump is more than a statistic—it’s a signal of a county gaining both momentum and investment.
“These values aren’t just about bricks and mortar—they represent families planting roots and businesses betting on Rutherford County,” Mitchell said. “Our growth reflects a community people believe in.”
The Numbers Behind the Surge
- Appraised Value Growth:
- 2024: $60.34 billion
- 2025: $62.95 billion
- Increase: $2.6 billion
- Assessed Value Growth:
- 2024: $16.08 billion
- 2025: $16.50 billion
- Increase: $422 million
This growth could bring in nearly $8 million in additional local revenue at the current tax rate, directly supporting core services like schools, public safety, and infrastructure improvements.
Mitchell credits the increase not only to a booming housing market, but to steady population growth, quality-of-life improvements, and a county government committed to strong planning and transparency.
Focused on Fairness - “We don’t just measure property—we measure fairness,” Mitchell emphasized. “Every new home built, every renovation completed, our team ensures assessments stay accurate and equitable. No shortcuts. Every dollar counts, and it has to be counted correctly.”
His office is already preparing for the next scheduled revaluation in 2026, a process Mitchell says will ensure assessments reflect the dynamic market conditions and protect the integrity of the tax base.
A Community Poised for More - As Rutherford County continues to attract families, businesses, and developments, Mitchell says his department remains laser-focused on maintaining public trust and supporting the infrastructure that makes that growth possible.
“We’re not chasing growth—we’re guiding it with a steady hand, and these numbers show it’s working.”
